Barnet Hertfordshire Our client, an established developer of many years, was refused finance to develop a site in Barnet for 4 Houses GDV £2.52m, the traditional lenders all refused to fund the deal. The client was still short of £100k to complete the deal which we also sourced on a Mezz basis, Cheshire Our client a long established Property Investor was looking for a staged facility, on a partially let Industrial unit, the end value was £8m and they wanted to drawdown as and when tenants were signed up, we arranged an interest only loan over 3 years at 60%. At 2.35% over Libor Jersey Jersey, a site for 4 Dwellings with a GDV of £22m, our client wanted us to find someone to do a Joint Venter offering 50% of the profits of circa £8m. We were able to obtain an offer of funding at a level where no JV partner was required. At interest rates of 6% meaning potential savings of £3.5m on this deal.
